If you want to rent for short-term stays (fewer than 30 days) in a place that is not your primary residence or you want to rent for short-term stays that will total more than 180 days in a calendar year, you can obtain a "visitors accommodation" license. 

You could always try and find a suitable partner as well. 

I would shorten the lease to one year at the same rent, with the condition that they allow you to show it to prospective new tenants x times for y hours with suitable notice.

However, it's becoming increasingly difficult to find suitable RE investment opps in SoCal.

One way of reaching this goal is through REI and landlording seems to be most suitable for my country's conditions.

I thought about putting a camper, RV or tiny house in my backyard to Airbnb out to visitors.

It is in our best interest for due to the layout of the property and the scope of the remodel that we get the tenants with the longer term lease out as soon as possible, which is why im hoping to find a suitable form letter or any recommendations on how to offer them cash for keys or to break their lease early. 

@Kelly Curnalia sounds like they were doing short term rental periods for you and want to protect themselves from guest cancellation issues.You may want to ask them to confirm their accepted guest reservations and determine a more suitable termination period or try to renegotiate that clause.
