In most states you cannot contract yourself out of a dangerous condition or negligence -- wasps are dangerous along with other pests and vermin.Rather than charging the tenants, I would suggest teaching them methods of prevention.

You and your new wife should move into the in-law suite for a year or so and rent out the larger portion to save more money.As for other methods other methods to get started there are loan sharks, rob a bank, sell drugs.

I would not volunteer any information about your property ownership or corporate structure as it is and area outside the expertise of most boarder agents and foisting such material upon them is just asking for a longer sojourn at the border.In short, when asked tell the truth, but only the information sufficient to answer the question.

I just completed the inspection yesterday and it seems the roof will need to be fixed(over 20 years, the boiler system is very old(there are 3 boilers), one of the 3 hot water heaters(HWH) is leaking and the 3 car garage (which is one of the main reasons the property is compelling as an investment purchase) is not structurally sound and may need to be demolished.

IMO the BRRR or buy and hold method is a lot more forgiving.
