It's not just the price and type of loan, but the terms also play a big role.  

The courses you take for licensure don't necessarily prepare you to practice well, it just gives you the underlying information you need to know and be aware of.Being an agent has costs associated with it, but if you really want to take an active role in investing I highly recommend it. 

He has done a 1031 which we have not, but if we do I will become the protege and he can mentor me.I tried to involve my son by having him take an active role in the rehabs and maintenance. 

I know interest rates and super low inventory have a huge role to play in price increases at large, but these typically less active/appreciating markets are exploding at a much faster rate then everything else it seems.

This may play a role in deciding your path forward and it may provide insight on best loan option. 

If you'd prefer to take on another role, then I would definitely start underwriting larger deals as practice as well as looking at financials to get into the asset mgmt side of things :)

How do we hang on to the middle and lower classes who play such an integral role in the economics of any state when they can move to states where there dollar goes farther?
