So it is understood that some properties will not BRRRR even if there is a higher equity position due to the rent not being able to cover the payments etc. on the news loan.

I believe all your input will be extremely helpful and i look forward to not only applying them to my daily ritual but passing them on as well. 

To add to what @Dennis M. is saying, it's not really well understood in other places that in these mature Rust Belt MSAs dominated by Democratic union machines (and I say this as a registered Democrat), the best action for OOS investors is rarely within the city limits proper, or even in the immediate suburbs.

From what I understood creating a Regional Centre was difficult and expensive.Also awesome work on your investment!

A few serendipitous things happened: --I found a lender who understood what I was doing and would make me multiple loans (up to 10) if I so desired and had sufficient down payment and debt coverage (they only wanted to see 1.2, my properties were closer to 1.8 on average). 

Andy, I understood it to be -- maintaining 75% or better equity in a property, but I'm not 100% sure.  

A lot these are things I "kind of" knew/understood before, but now I have better grip on them.
