Be sure they have a reputation for closing on deals they commit to when buyers back out.

What are some reputable licensing courses in the area if I were to pursue?

While I'd like to think it was my sterling reputation, clearly most HM lenders in my area are shuttered. 

Does anyone belong to some reputable landlord or real estate association, that could prepare and send something formal? 

I had built a reliable team (partner, lender, private money, Insurance agents, some pretty reputable mentors contractors, realtors, etc....)

They seem to have a good reputation.

PS - The easiest way to learn rehab costs is to pay a reputable contractor for an estimate.
