I do recognize credit score, assets, LTV (the one where I am cashing out $1.75M will be at 70% LTV and is a quad), points/fees, etc. play a role in the rates, but your rate sucks.Also spending $4K to get $17K implies that you are paying 23.5% for your cash out prior to including the interests.

If you spend $14k but recognize an additional $200/month in rent then you would see a 17% return on that $14k, which isn't bad at all.

It will be ~3 years since her last increase (but it will not be so high as to get her in line with the comparable tenants as the rent control law would not allow this size increase even though I question if I was not raising rent due to issues with COVID if the rent control law should recognize this; rent control law would only allow an increase of $270/month).When we lowered the rent by $700/month we recognized that there was a (good?)

I’ve had contractors get scary with me and act physically threatening because I failed to recognize this early enough.
