Cash flow is certainly important as well and don't want my post to take away from the importance of being able to cover debt service and expenses with reasonable reserves but assuming you can operate while setting aside reasonable reserves.

The value of that place would go up $100K instantly with the new look.- Cabinets look good but I'd get rid of all the clutter above.- Take all the cheap prints off the walls.
