Anyone know a contractor who will do work and get paid out of the proceeds of the sale of the property?

It normally comes down to- improper sales comparables analysis- bad contractors

To me, it would seem difficult to sustain yourself in a sales position with this approach.

I would avoid areas with no regulation unless you find a hidden gem.There are still many gems out there specialy in tightly restricted markets.  6 months ago we missed on a property that went up for sale. 

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants.Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).

As for rent collection, bookkeeping, etc I recommend you go through some online demos of different products to see what works best for you.

Have a property for sale in Delaware (15 min from the beaches and outlets, close to two country clubs,etc).
