So if you think your property you pick up today will still see a rise in value at a rate of 6-10% ( what we are experiencing down here in florida ) for at least the next year or two ( which is the predictions ) and be cash flow positive ..then thats a win in my book .. but .. full disclosure .. i do not own any buy and holds yet myself, although i full plan to by yrs end .

I’ve always done everything solo; only child, only really ever been into an individual sport (motocross), continued that pattern into adulthood with crossfit, an ‘Individualist’ profile type on Predictive Index, pursued music for 10 years because hip-hop was something I could get started alone… One of the same reasons for starting out in wholesaling real estate over 5 years ago (along with having no skill set, no money, and no other options, but those are for other posts ha!).

That being said they'll be able to have a much deeper insight into the specific market and will be able to assess which months, weeks might have particular trends and will be able to expertly predict some big weeks.

No one knows what property will produce the better cash flow over the hold, but if I were to have to bet I would predict the property with the worse initial cash flow to have the better cash flow over a long hold.

When the time comes, the seller might want to continue getting predictable payments and you might not want to sell (or face a difficult market to sell in).Also, the seller might not want to foreclose if the market for the property is not conducive to selling at the 60 month mark.
