Currently, we are rehabbing a  3/1.5 brick ranch in a solid blue collar neighborhood.  

, hopefully in areas that have long term outlooks with blue collar sustaining jobs(Tampa for example, and Austin etc.

I sold half of my new builds for cash.. there is young money and OLD money many from Northeast have ocean front homes or big mansions in the historic district.9. roads are not clogged... 10.. weather not florida terrible in the Summer and not New Jersey bad in the winter.. just right..

Do you aim for blue collar, white collar, young adults that's earning 150k or 100k or 60k or people who fix your house for free.

Not only would be property be extremely high in quality, it would be a few hundred yards from the ocean.

I am gravitating towards crescent city CA because these homes are a few blocks from the ocean and will be very affordable for monthly expenses.

I am formed him that I would be happy to pay him $1200 as soon as he's done with blue tape items.

:)As an amateur landlord myself, I always feel uncomfortable asking for a raise in rent since I know my tenant is just an average blue-collar worker.
