New to air bb and or renting

I am just starting out. I am looking and have been researching for some time now and see the possibilities of success in air b&b, as well as apartment rentals. I am looking at a condo to rent out in riverside CA, yellow stone, or a house to Air b&b in crescent city California. Can anyone give me any advice. I am gravitating towards crescent city CA because these homes are a few blocks from the ocean and will be very affordable for monthly expenses.
