While your student loan debt is not giant; it is still a consumer debt that you will owe monthly payments on and will likely take up a noticeable portion of your monthly paycheck.

Are you not able to get a regular SFR loan?

The reality of the situation is that I am not able to hire a legit company that would have this to work on my homes.  

This is obviously a contradiction to what is in the addendum, and I've asked them to give me written confirmation stating as such rather than just a verbal to which they are not able provide.  

The utilities stay in the seller's name, rent is paid upfront at closing, and a security deposit is needed because you are not able to do a Final Walk-Through of a vacant property prior to closing.Please secure a Post Occupancy Agreement and have it executed before the sale. 

When the appraiser does not have access to the inside of the house they are not able to take into consideration all of the renovations that you have completed.  

I have no doubt that there are some highly successful local investors who do a fantastic job, but we were not able to see a path to scale in the surrounding areas, so ultimately chose other markets to grow into.
