The reality though is the Genie is out of the wholesaling bottle be it Guru's  BP or any other RE site there are just too many folks with no money experience etc.. that get talked into the best way to get into the game is to wholesale.. so never going to stop it.. that's for sure.

This is a trust tax designed to level the playing field so that tax-exempt entities do not drive taxpaying business out of business when they substantially act like a comparable commercial business.Because of this tax impact, flipping houses in an IRA may not be as lucrative as most folks think since the common assumption is that everything an IRA does is wholly tax-exempt.  

Folks know I’m a real estate investor on the side and are always asking me for advice.

@David Faulkner I just keep it simple and tell folks the market tells me what to do.

We'd like to start buying more rentals in the Hampton Roads area, but I'd like input from folks that are plugged into that market to get an idea what areas are on the way up and which are on the way down.  

Chris is another one I read a lot his post for folks good stuff.I'm in a bit of a different position I went and personally met with quite a few brokers, and owners of Apartments.

They do work ,I know quite a few folks that make them work.I appreciate some of you response since you have been here .
