Numbers: House #1 is rented for $1,000 (under market value),  House #2 is turn key - just needs millings/gravel driveway replaced and a few touch ups that should rent for approx. $1,400.

Obviously, this will not stop me from achieving what I set out to do but at the same time I have decided I should reach out to the BP board for any advice on the matter.

We have discussed my desire to be more active than passive and they were on board with that.

just charge ala carte  fee for acquisition and fee for rehab management.. there are a few vendors I deal with in the mid west I call it turn key light.. buyer gets a little better deal.. operator does not incur holding costs and associated risksother wise just flip it.. as hot as Vegas is ...

@Tom Ott works for a turnkey company (Smartland) that primarily does single family / small (<5 unit) though they have done mid sized properties and are trying to evolve into a syndicator of even larger deals.Let the board know more about the property; how many units, what area of the city, etc and you should get some recommendations.Oren

For me I keep coming back to what @Ivan Barratt said, FOCUS is key.

(Usually this happens when a new tenant is on-boarded, since the circuits with the common usage have already been in place.)
