I guess it's a part of human nature - a lot of the hype feeds on the two most powerful emotions, greed and fear.

If you don't feel comfortable working with highly stressed people and making them feel comfortable enough to trust you to help them, then there are other ways to handle real estate that require less human contact.Btw, I put peanuts in my envelope along with a postcard they can put on their fridge that says "you'd be nuts not to let us help" on one side and our information on the other.

@Michael ZackJust a thought Mike, it might be worth your while to just ask around on craigslist and see if any local contractors are looking for some help part time, or even try to get involved on a habitat for humanity project or something of that nature.

We found a dishwasher at our local Restore/Habitat For Humanity warehouse -it still had the plastic lining on it and is still being sold in stores for over $800 but we paid $150.

I don't want to just rely on folks in the area telling me that it's awesome and I should go ahead and dig in because humans in general are prone to affirmation biases. 

I foster dogs for the local animal shelter and am always looking for a good home and good match with a human.

We humans tend to remember the best & worst first so the first suggestion if probably the best.After you ask the question, shut-up.

It seems like 1 out of 3 or 4 becomes an issue within weeks after we put a property in service, and it does not get better once you have 15 ft of human waste in there.. - So snaking the sewer line at the end of the rehab (after, no before, because contractors and construction dirt are sometimes part of the issue!) 

I eventually found a live-in property manager that I offer room and board and a monthly stipend to assist my business to keep growing at the paste I want it to grow at.Positive Outcome:Over the last year I was able to grow and evolve like never before in the area of a Manager, Mom, wife and an all around Human Being.
