@Maysa Tsang  the east coast has all the same recreational and nature options that the west coast has, and comes with the added bonus that people are generally very friendly and community minded.

I'm not sure this form of risk mitigation has enough validity to solely justify a strategy that maintains high amounts of leverage but if you're already using a strategy that keeps a mortgage balance high it seems like an added bonus.

@Michael C Williams I've generally followed the thinking that appreciation can be very hard to predict, so better to buy for cash flow first, and any appreciation is a bonus on top.
