I'm not sure this form of risk mitigation has enough validity to solely justify a strategy that maintains high amounts of leverage but if you're already using a strategy that keeps a mortgage balance high it seems like an added bonus.

@Michael C Williams I've generally followed the thinking that appreciation can be very hard to predict, so better to buy for cash flow first, and any appreciation is a bonus on top.
