The rest is leaning on the fly.

The property passed the inspection with flying colors and is already occupied with very good tenants...which is why I believe that for at least the first few years, this property will be closer to around 16% (10% is using pretty conservative income projections).

I have done it, and I always think it will fly and miss out on some quality people.

Wht I've come to realize myself is that I prefer to earn money flying airplanes then invest that in a more passive manner.   

Actually, I thought that MANY people fly under the radar doing conventional for pure investment properties (ie not living in them for the required 12 months) - something I don't want to do, just pointing out that what I'm doing is 'less worse' than that.Anyway, just looking for some wisdom.

A good, experienced R E attorney may be able to write up a contract with a future closing date (when they move out) that would fly. 

I'm a great creative deal maker and initially flourished with operating on the fly.

Any decent multi that gets listed flies off the shelf if priced right.
