What are you all doing now that they have left you high and dry? 

I have conducted a  dry listing to see if I could get interest and was able to 8 applications in 24 hours before I removed the listing at a rate of 700$ per room.

Dry wall, wet insulation and rotted joist.

don't forget to lightly sand the spackle once it is dry before you paint over it.

From what I understand, that is why rent-to-buy/lease-options can be tricky when it comes to evicting a tenant (investors often times think it's pretty cut-and-dry).

He said there is nothing wrong with the dryer other than the tenabts overloading it and then expecting it to dry everything..quickly.

Then you could go over the mold with 'kilz' paint, or simply have the dry wall replace (which is what i would do). 

Found alot of attached carport dry rot and negotiated the seller down 20k + seller paid closing costs.

With respect to the rehab it really needs 2K as new flooring(uneven) New linoleum in bath/kitchen, new bath fitter, minor bathroom plumbing, new paint, two new windows, new dry wall and a rubber membrane on the upstairs porch are required.
