Maybe it's something I can debate with lenders I've worked more closely with (or new lenders) when it comes time for my next purchase. 

I dont want to get into any kind of debate on if it is or if it isn't legal but this is part of the problem for folks who say that wholesaling is illegal. 

I have no idea what everyone else typed as I didn't read them (because anytime anyone posts about buying out-of-state, all sorts of off topic debates start up that never seem to answer the question...), but in skipping all that- I live in LA and have always bought out-of-state, AND I used to be an engineer :) What kind are you?

Others may disagree but I won't get into a debate about them. 

  :)I tend to go for the higher absolute number unless there is a huge difference in the return and/or I have other projects to deploy the other capital (Since this is only a debate if the lower profit number gives the better percentages).
