Removing a big soffit- Piping is new (copper)- Need to upgrade from 80A to whatever necessary to charge electric car and power new appliances (200A?)

Can you use PEX or does it need to be in Copper.

I may reconsider in the future.Also, I took measures when I first acquired the property to make the units more efficient, such as installing dual-pane windows and coating the roofs with white reflective elastomeric paint, and in one unit I replaced an A/C with a swamp cooler. 

Scope includes scraping and skim coating all ceilings, laminate in the common areas, carpet in the bedrooms, new fixtures in all bathrooms, epoxy painting showers, repair siding, new gutters, some new fencing and landscape clean up.  

These investment properties will cost a pretty penny but with a little work, you could be banking $2000 a month per unit.  

As far as interior even the most minor changes is drastic such as removing all the wallpaper and replacing it with a fresh coat of paint. 

It's somewhat of a process removing the clear coat or varnish though.

Sometimes a fresh coat of paint goes way further than anything else more involved.
