Some issues are to be taken care of by the tenant and others by the landlord. 

After a fair amount of research I wasn't able to find much on them, does anyone currently utilize the system and have there been any issues with the court accepting the receipts as proof of mailings? 

If passed, this legislation would create major issues for SFR funds like this.  

We are still renovating and fixing some issues along the way, but this definitely gives me a lot to think about and to work with.

There have also been rumors of a major plumbing issue in the 6 unit. 

Get all the properties professionally inspected, so you know the deferred maintenance issues!

There are actually large builders developing entire complexes geared to shared common areas, but private rooms, and of course just shared homes like the Golden Girls. 

Also, thinking outside of the box can help avoid issues. 

However, I also did a lot of reading and interacting with others to accelerate my learning and avoid a lot of the common mistakes.

One of the main issue my guys dealt with and I suspect that has not changed but it was theft and vandalism..
