All in all, I'm projecting approximately $3,000 in rehab per unit ($12,000) plus $6,500 in exterior work plus $5,000 to update the electrical with a $3,000 contingency reserve and a $2,000 management reserve - about $30,000 total.

And that assumes you're cleaning up the landscape - er, concrete - and all utilities are billed back to tenants, there's no pest control, and no trash expense.

I guess I was thinking that if I did M2M the turnover time/energy/money (locks, cleaning etc.) was just not worth it.

The house has new double-pane windows, few roof, new furnish, new electrical box with a 175 AMP, and it even came with an EV charger in the garage.
