has anyone attempted to pick up rental properties by just assuming a motivated sellers loan.

What I'm looking for is guidance on a pamphlet/mailer to be sent to sellers in an attempt to generate phone calls.  

Why would an experienced investor seek out a novice investor with no knowledge of the commercial sector in an attempt to locate passive investors. 

The discussion I'm going to attempt to induce is one that I'm certain comes as no surprise to many of you.

I do have money for down payments and I am currently attempting to wholesale distressed/vacant homes in my nearby area.

Does the seller really mean no business <full stop> or did he envision someone running a moderate traffic business (i.e. hair salon, tailor) or home-based auto-body shop in his front yard?   

With that being said, I would not do a long distant flip on my first attempt, there is just too many uncertainties in a already risky business, thats why I'm still searching in my back yard for this first shot.
