Based on what you've provided, I would go there to collect the rent and I would simultaneously hand the tenant a letter asking them to leave.

I would like to know should I still send these property owners a yellow letter even though their taxes were just paid. 

You can spend ten grand on mailing letters, but if you can't solve the problem when they call, you didn't make zip!

this was a probate sale. it came on the market for 39.9k. not sure how long it was on the MLS for, but i offered 40k. was shocked to hear that they took my offer.just closed on it a few hrs ago. i got $500 back because they didn't clean it at all.budget - guessing around 17-20k, but we will spend whatever it takes to make it the nicest house on the block.

I know someone who bought a nice house in a great neighborhood with an exception letter from the city stating they can legally rent it out as a duplex.

Actually it is the one we received the letter for is currently zoned as SF , although it is also built at duplex and on the phila property.gov is recorded as 2 family dweling.

One thing I've noticed is a few folks must have the same "City" keyword alert as well....they consistently post the same regurgitated reply to anyone asking about said city.Is there a way to block this person or persons response when they use said City in their reply to the topic from popping up as a keyword alert?
