When you approach the bank, I would look for a commercial loan structure as they can be a bit more flexible than if you were applying for a residential investment loan.

As you dig a little deeper into the actual release by the provincial government the regulation only applies to licensed agents and appears to be "self-policing" by the industry itself ... so it may amount to a little more discretion, but not elimination of the behaviour.

It seems as though 804C provides the limitations on showing any preference as to who you are looking for. 803 almost seems to counteract this with us having under 3 properties until I reread the line "Nothing in section 804 of this title (other than subsection (c) ) shall apply to".
