I have a family friend with a similar sub meter situation on a triplex and he pays a neighbor boy five bucks a month to ride by the property and text him pictures of each meter.

If there are repairs need to be done take pictures before and after and provide the tenants a list of repairs along with receipts, just in case they sue you.Joe Gore

It's hard to tell just from pictures but $65,000 in rehab seems like an awful lot for that size house, especially as a rental.The house I just did was very similar in size, needed full cosmetics, foundation, new roof, new flooring in every room plus a bunch of plumbing and gas line issues and the rehab was about 30K.
