Especially when you are collecting a huge wholesale fee like $8K plus on a deal. ( at the least use a DBA thats about $15 bucks give or take, and looks more professional when you are contracting with sellers and in the business of Finding & Assigning .To try and convince people who don't have any assets to protect that they need an llc is just very ill advised in my opinion.  

Which of the seller had a contract, if any of them did, I"ll never know.

This is when I discovered they were working with a mortgage broker who was ill-advising them for an origination fee of $3,500 !!!.

I found a 3 unit complexUnit #1-3bdrm 1 bathUnit #2-2bdrm 1 bathUnit #3-2bdrm 1 bathUnit #1 is in the remodeling stage of getting a new kitchen and bathroom so ill be able to up the rent even higher after purchase.

I guess i need to figure out what paperwork ill need for a proposed land contract or a straight cash deal, if any knows any good helpful links please send them my way

I will go back and read the beginners guide and in the mean time ill keep myself busy moving forward.

Worst case if they stick to 80% Ill see what an investor friendly title company can do for us price wise once I find another buyer.
