@Anthony Thompson Hi Anthony, I’m in the same boat (3 family) and looking for a local cpa.

Owner is asking $185k (would consider owner financing) for a 30 unit facility.The facility is a large unit facility mostly for boat an RV storage with bays that are 11.5' x 60'. 

- ie. mostly opportunities for future value-add and/or development: boat/RV storage, air-conditioned, etc.- what means are most effective for skip-tracing information of owners?

Anyone placing their license in an inactive status and remaining as a member of NAR might check if disclosure is still required, as the inactive status simply takes you off the street, it doesn't circumvent the purpose of disclosure, having expertise, but if you terminate your license that puts you in the same boat as everyone else...In Missouri, you can place your license on an inactive status, but you still hold a license so long as you can reactivate it.

I'd just find another tenant that this doesn't bother and not rock the boat with the neighbor. 

I'm in similar boat and getting higher quote's for the rental property in Oklahoma. 

I'm in the same boat -- before starting, have you figured out if repairing the duplex will increase the property value or increase the rent? 

Or if fishing/boating is an option nearby.Good luck!

Added perc of mobile carwashes is if you're near a body of water you can also do boats.
