This comes down to a business decision and what you think you could reasonably argue is not normal "wear and tear".If they were in the house for several years, you were likely going to have to replace the carpet and paint the walls anyway.

@Ryan G.In my experience, arguing that your opinion is right and the appraisers is wrong (see point 2 & 4) never works, as this is, after all, the Appraiser's opinion of value... not yours.

In that case we insured both policies with the same insurance carrier so that, if there was a claim, there would not be two different companies arguing over who needed to pay the claim.
