You can fix the grading around the property to assist with lessening the leak, but of course that won't be free and with the weather getting ready to change it would be something to considerSo if you need to replace your furnace, look at about $700 bucks to purchase and install, better to be safe than sorry especially when the winter hits..Now what you can do is risk it, see if it works and sign up with DTE for their Monthly core protection plan at about 16 bucks a month, if the furnace goes out and they can't fix it they replace it. you could save some money there.

I suggest getting the wireless "weather station" remote thermometers, putting the "outside" sensor in each apartment (one per) so you can see downstairs what temp each apartment is.  

I personally dont like ny via the weather beats the heck out of your propertiesand the repairs are costly in general.

It seems like there are some carpet options that resist stains.

I'm looking for your comments about weather to buy into a community (12 houses or 30 homes) that are part of a HOA community. 

Some of this learning curve on the project has delayed the project more, but honestly the bulk of the delays were our fault or attributable to historic weather delays in Austin.  

I would imagine there are months where the weather is bad and people will not make the trek there to do business.
