If that house was here in PDX it would be in a high end, high demand area with the numbers you described it would have brought 20 plus offers in one day.. all of them all CASH all of them close in 5 to 10 days and most of them no contingencies.. that house would have bid up to about 250ish like you said... 6% commish is 15k or so seller nets 235k in the same time that it took you so close so 60k more in their pocket ...
