As per my last post I am looking to purchase my first investment property.

Many, many people on podcasts only have a few years of experience (not all, but like @Jaron Walling notes, you can save yourself a lot of time if you skip over the people on podcasts that have only been investing the last 5 yrs or less).  

If you’re one of the last buyers, your risk will be lower but you’ll pay more.

People are just more sane in those markets.I was buying foreclosures in King, Snohomish and Piece during the last cycle.

Last but not least, based on the size of the home, I try to find other properties with the same "footprint" that may be "for sale" or have been "sold" which may give you an idea of what the subject property may look like. 

This will be my last message and please make sure you read my message carefully because you always misinterpret what I'm saying.

Currently it runs from Miami up the Atlantic coast then into Orlando (stops at the international airport).Lastly, Polk County (located just south of Disney on the I4 pipeline), was and still is one of the fastest growing counties in not only the state but also in the COUNTRY!!!

I sold because the market there is nuts right now: everything going for way more than it has been trading at over the last few years.

G'Day Eric,I think I emailed you guys about potentially acquiring your book of business.Not trying to sound like a wanker and just planting the seed for something to think about long term and if it ever becomes a possibility.Also, for any other PM company in Toledo reading this.Happy to acquire your book of business if you are looking at exiting one day.And over the last 10 years I thought about exiting 10 times over heheCan't even believe that I'm writing the above and thinking about expansion lolThanks 

I don't know if there's any sort of glossary in the Ultimate Beginner's Guide because I have only gotten to Chapter 3 (started last night).
