Think and pray on it, always trust in your abilities and go at it with confidence if that is your decision.

If I looked into the BRRRR method I could treat the money as a private lender, just with slightly lower interest rates to still make it a good personal deal but still get a small profit with someone I trust (myself).

I don't want to be intrusive but want to make sure our properties don't get run down or have a problem linger that maybe the tenant doesn't think is a big deal but I will want to address right away.

Do you have a clause in your lease addressing this? 

Property is held in land trust with LLC as beneficiary, and is in Jacksonville Florida. 

Friends family and associates that know and trust you may be very happy to lend at 6% when they are earning 3% in a bank CD. 

Either call your landlord and voice your concerns and see if they would address the issue or simply go to your local hardware store ( Lowe’s or Home Depot) and get a small piece of thin plywood or some other material to place over the hole that would still allow the lines to come through.

But, it is kind of hard to advertise a property when it is off-market because I can't disclose the address of the property.
