Sorry I have to post this because it just happened: Your wife says you need a new truck because yours makes lots of noise and is 22 years old, you look at $20K trucks calculate the payments on your amortization app and decide you cannot afford it. ...Then you see a million dollar portfolio for sale on BP and start frantically running numbers on your app thinking there has to be some way I can afford this.

But my kids do not want college, my daughter wants to be a truck mechanic, my son a chef. 

Combination of truck docks, small size, Low roof/low doors, large office space too big or small- tied to a warehouse, looks like an elevator shaft on the roof. 

I expect things like logistics, trucking, warehousing, etc to hit there at some point.

Also please keep responses kind please, I'm giving 110% effort in this and have raised my credit 180 points in 9 months and paid every debt but my truck and student loan off since then.

Brandon Turner's book advises this but not sure because my credentials are pretty solid. 3+ years at same job. 755 credit. 140k income. 46k debt (truck and fifth wheel I live in)
