Tips for a beginner investor
Let me start by apologizing for how this post is going to go a million directions at once.
I began looking into real estate investing at age 16, and fell in love. I learn quickly and love spending hours learning about topics I'm passionate about. Long story short I thought you needed 720+ credit and 20% down no matter what. I had tons to learn and I still do. I messed my credit up very badly at age 19, (411 was my rock bottom) and currently I'm 24, 593 credit score (started really repairing it 9 months ago, only 64 student loan late payments remain) and making roughly 65k/yr.
I found a mentor (local successful investor), a property that is a win, (should be able to purchase for 18k, rehab 3k, rent $600/mo) and I have saved 10k down. However the remaining 11k is an issue. I'm not sure of how to get it but i have a few options. Should i,
1) borrow 11k from my mentor at 6% +50% PROFIT (once sold) on the back end for 36 months
2) call local credit unions in hope of a loan (wasnt sure because so far I have no collateral or high credit)
3) a other option I'm missing?
Also please keep responses kind please, I'm giving 110% effort in this and have raised my credit 180 points in 9 months and paid every debt but my truck and student loan off since then. Thank you for reading!
