You're smart to consider the possible licensing aspect of selling a certain number of properties, it could vary based on the state you are located in.Also, if you're "gearing up" to re-sell a number of properties, I'd invest a little in getting qualified advice, rather than learn it, "experience by experience."

In just under 8 weeks we completely renovated the entire property: roof, stucco, windows, doors, trim, flooring, granite, stainless steel, new bathroom vanities, tile tub surrounds, pool equiptment, furnace, water heater, and so much more!

Put another words we will have the same % Delta of opening our NOI but buyers just won’t buy this cash flow for the same multiple, thus holding back cap rate from going over the roof?
