I have my taxes/insurance figured into my Net Operating Income, so I should exclude taxes/insurance from my Debt Service costs, correct?

@Patrick Sears  If I'm understanding everything correctly "1/2 the note for 1/2 the payments" and the others are just rules of thumb for pricing a partial. 

I was just curious if anyone else had tried this approach to get their first deal done.Also you’re probably both correct on the close-to-close time, but I feel there’s no way this deal would go past 6 months (unless it didn’t sell) because of the limited SOW involved.

Honestly, looking back at my memories from a few days prior, I want and am cry thinking back to the first time I visited Paradise 3 days, before the fire spared/started early Thursday morning...I actually planned to visit them again and confirm a meeting with them on the day that the tragic event unfolded(not knowing what would happen a few hours later): it all made me cry and hurt inside, when I messaged them to ask what time would be best to meet.... a few minutes later replied with a startling photo of smoke in horizon/sky, then a few minutes later they described a large groups of birds flocking away, and then a shocking and scary reply... that they all must "evacuate immediately" and that the wildfire was moving very very quickly!

We want to make sure we file our tax correctly and maximizing the return. 

As was said in another reply, have a few pre-screen questions that you present to all who ask for you to take time to show them your property.
