Then I glued that down to the recessed transition piece already in place.

I did this in half a day with all seven windows in that unit.I cut a piece of 1X4 and mount it on the underside of top side of the recessed window frame, using three 2-3/4" Tapcon screws from the bottom driven into the concrete blocks. 

I'm not saying there won't be some sort of recession.

Most MF landowners are a bit more in-tune with the market than SFR, and if they had intentions of selling coming out of the recession, they probably already did.

The nation is likely heading into a recession in the next 12 months just as historical cycles go but that is another subject.

The high desert has not yet caught up to pre-recession levels and has a good amount of appreciation to be realized over the next five years.
