Comps in the area are dicey since they are all small, older homes ('70-'71s) and some have not been upgraded like ours (most do not have central heat/air, patios, etc).We'd just like to go on to the next deal at this point and want to do it ourselves so we need the cash.

That is important and really the home sale issue is where you should start before you go borrow money based on the home selling and then come up short or prolong the term of the loan, etc.If the agent listing your house is doing a poor job, fire them.
