I prefer older buildings when it comes with rental.  

That's why we'll continue to support and improve both at BiggerPockets - because for different people and situations, the mobile app is preferable, whereas for others, the mobile web site might fit into their workflow better.

Personally, I will ride the wave as a holder and if the trend fades back to ownership preference, I am already stocked with inventory ;)

I'm in LA so same problem here, and I've always bought out-of-state and prefer it.

I spoke with a large commercial umbrella insurer and they preferred all my rental properties be under my personal name which didn't sound right.When I asked if the commercial umbrella would cover all my properties should I place each one in an individual LLC, they said I'd have to get a commercial umbrella policy for each unit. 

From there it really is your preference on where the money goes.

But im kind of nervous to start on my own thats why id prefer a partner!

When your out numbered 6 to 1, its dark and in a rural place, I would prefer to settle matters peacefully.

A little of both..I guess I can share here: what my goal is is to develop housing, preferably single family units in neighborhood sections for low income families.
