In all reality, most of the so called deals are comming into the scrunity hairs of the SEC as if you form a business and get people to loan you money based upon what you can do to return their investment in XXX period of time this is considered a perspective and only family can do this without the proper paperwork.

the best so far is 2% with a small 'paperwork' fee of $250 which is reasonable by all means since it's just a transactional funding loan. some are requiring insurance on the property, some are not.

The title company said they can pay me a finders fee of some sort and pay me out through a 10-99 but i want to make sure i have it under contract BEFORE closing so that way i dont show up expecting the title company to work with me and im on no paper work at all.
