As an extreme example, if the 2% rule is all you care about, then why not just invest in Detroit where you can probably get a 5% rule property – if, that is, you can actually collect the rent, keep the property occupied as opposed to vandalized, and not get mugged.

Here is what our contractor said in response to the insurance company:" If the adjuster would have pushed on the walls he would have noticed the exterior walls were water damaged so bad that they are not even attached to the structure.

If you are going to use the projected GSI for when the rehab is complete, shouldn't you also use the ARV of the home for your numerator as opposed to the purchase price?
