If you're just cold calling without proper targeting, I'd imagine that's an exercise in futility unless you are doing so on a mass scale with cheap labor.

I can say Carlton Sheets put out information of some value, it would be hard for "many of the masses" to structure no-money down deals, but that isn't the point ... creative financing (I did get my agent to loan me his commission on a note, when short for a reach ... into a multi-unit one time) and that deal closing made me millions, today. 

Not nearly enough, mainly because of my geographical area.However I am working on an idea of mass marketing outside of my area and teaming with investors in those areas to implement the on ground infrastructure requirements.

As J Scott pointed out the followup can be more of a job then it seems which is why you should do one of two things.1) Call all calls back within 30 minutes of their call2) Do enough marketing that it doesnt matter.Bill has a good point also and I bet he may not be doing mass marketing.

I don't have the answer on how to start as a wholesaler but a personal approach will be 100% more effective than a mass mailing if you can figure out how to approach the "right" people who can execute deals.

Higher ed has been completely de-professionalized, and the few tenure track jobs are just carrots to con the masses into thinking they have a shot a tenured position that is underpaid to begin with.

Most are in the pac of wannabe investors  The true marathon investors are so far ahead they aren't bothered by the mass. 

Something that goes through merging software and looks more like a letter that isn't trying to be "personal" because it has been mass "hand written".  

You stating that you will operate visibly in the eyes of the community from now on like this is some sort of sermon on the mount that you are espousing to the huddled masses awaiting your bated breath.
