Waggoner Ranch is located 13 miles south of Vernon, Texas with office headquarters in Vernon.

That is conservative in better locations, but I prefer to be happily surprised by my repairs rather than subsidizing my properties!

I have a property in mind, located in Houston TX that's yields a good profit.

What location would you be looking at then?

Buy at a great price + location + good numbersRentals don't have to be rocket science.Figure rental rate based on like kind rented properties near by.Subtract: taxes, insurance, repair % (7.5%, but varies based on prop condition), vacancy (2 months), capex (5%, but varies based on prop condition/age), pm if using (8-10%).

I'm looking at a deal that is in an A or maybe even A+ area, and wonder if it needs to be stressed to a greater degree than the usual C class deals, or stressed less because its such a good location.  

The house is located in Phoenix metro.  

It depends on where your location is, in downtown LA, you can't build anything under 150/sf.

The reason I chose that location is that I have friends and family who live out there and I wouldn't mind flying out there a couple of times a year to do some work/visiting.
