I just found 290 people in the need of help that are in the process of foreclosure.

For my fourth property, I found a small bank that approved me for a 30 year mortgage on a 27k house( yes, I know...why get a mortgage for such a small amount??...

I own a couple investment properties, 5 units in total and have found the buy and hold investment route has worked out great for me here... certain areas in the city have low investment property purchase prices (50K to 70K) with high rental prices.

The list has gotten so large though and I'm so busy with day-to-day deals that I need to put a system in place -- beyond periodic phone calls - to stay in front of these people and be there when then time comes.Have any of you put a process in place that you've found to be successful?

We found a property that we are interested in acquiring but we are hesitant because the floors are sloped and weak in some areas of the house.
