This thread was very helpful for me as I am formulating my plan to began a buy & hold partnership in the Maryland & DC market.

Also, in general, the more holdings you have, the more logical a strategic default might appear.

Formulate a plan, put it in writing so you don't forget and can communicate it to the tenant, and then implement it without wavering.Many Section 8 tenants (most, in my experience) will not respect your property because they're not paying the bill.

I usually speak on Strategic Patient Marketing or Relentless Implementation as it relates to business. 

They are moving here for strategic advantages such as lower cost of living and salaries to their employees, access to major infrastructure (great freeway system, DFW airport, can get coast to coast in 2 + hrs), etc.
