@Tim Lindstrom, one thing I am doing to gather addresses faster is write them down in an abbreviated format - street name, then all the numbers separated by commas. 

I have recently revisited the possibility of LLC formation and I am open to thoughts on that as well.

It appears it's mostly lead generation materials but biz cards are buried in there somewhere and a template or upload format like most other sites I've checked into.

I reached out to @Doug Merriott and he helped me out with the format.

They have a direct feed from 98% of the 3150 or so counties in the US.What is great about this data is that it’s usually super fresh (they tell you how old it is before you download it) and it’s in the same format for every county so it takes the mystery/difficulty out of scrubbing the data once you download it.
