And shame on them if they do - hopefully your lease has a clause that the non-prevailing party pays legal fees of the other party.Just be sure to follow your state's procedure for deducting from the security deposit (like proper notification timelines/methods), take lots of dated pictures, and keep receipts for repairs.

If you truly want to do things according to the law, just be careful with suggestions from other investors across state lines, because while we are all well intentioned and helpful, sometimes we forget that each state has its own policies, procedures, etc.

For the procedure I described, TurboTax software shares the depreciation schedule form, but, puts your loan points into a separate AMORTIZED ASSETS section that is separate and distinct from the DEPRECIABLE ASSETS section.The annual depreciation expense is added to the annual amortization expense and that total migrates to the depreciation expense line on your Schedule E.
