I think it would be wise to get your own eyes on the property, and setting up the furniture, but I bet you could hire it all out if you wanted. 

But those little actions helped to develope my intuition, knowledge of the area, and kept me working harder with my eye on the prize, and actually seeing the prize with my eyes, and not on a screen, kept me excited!

We get a lot of out of state investors looking at this market with out of state eyes and sometimes they are blinded to the risks associated with certain areas and just focus on the dirt cheap prices.

What are some red flags I need to keep an eye out for while I'm educating myself?

Water is something you have to keep a close eye on throughout the year.

You have said they always catch up so I would give them a little room to move. 

It's a catch 22 - I can't improve my score because of debt and I can't pay the debt because all of my money is locked in this property!  

I started listening to the first episode and I plan on fully catching up on this too.

I'm not looking to evade paying my taxes, just looking for strategies to optimize my spending and profit within the eyes of the IRS.
