I’m looking for a way to document all basic and financial details of each deal we purchase (downpayment, how we funded it, lenders used, mortgage, interest rate, rent, cash flow, when it was purchased, partners included, etc).

Anything you can do to squeeze in one extra bedroom for the same price is the way to go.

Correct on the extra professional fees and the need to weigh it against the benefits.Incorrect on refiling old returns.

It has become more important than ever to perform a detailed review of the HOA.

Also, when you are calculating returns, don't forget that utilities are in your name, you need to pay for internet and Netflix, paper towels, toilet paper, laundry and cleaning supplies, extra sheets, towels, pillows, etc.
